We believe in transparency, trust, and clear communication every step of the way. Discover below how our rental process works , step by step, from the first conversation to a signed contract and a smooth move-in experience.
from the very beginning until the end of your rental contract.
After establishing first contact, we schedule a discussion with you to gather all essential details for your rental: area of interest, rental period, apartment layout, number of rooms, and any special requirements.
We present you options from our portfolio that best match your needs.
We arrange a viewing of the apartment — either in person if you are in the country, or via video call if you are abroad.
We mediate and establish all contractual terms between you and the property owner.
The documents required for signing the rental contract are: a valid ID card with proof of address, a contact email address, and a phone number. In some cases, we may request proof of payment of 3 months rent in advance or a reference letter from a former landlord or from your parents.
Signing of the contracts — both with us and with the apartment owner.
We ensure that the apartment is in perfect condition before your arrival.
We can facilitate the pre-purchase of additional items you may need for your stay if they are not provided by the owner (for example, we can help you place an IKEA order for bedding, kitchenware, etc).
We can also assist with setting up Wi-Fi or internet services if they are not already installed in the apartment.
We welcome you at the handover, and together we sign the original rental contract with the owner, as well as the handover report, which includes photo and video documentation of the apartment’s condition at the time of check-in.
After your arrival, we continue to mediate communication between you and the owner, ensuring that any issues that arise are resolved as quickly as possible.
We provide real-time assistance, 24/7, throughout the entire rental period.
We offer guidance and support for bill payments, whether issued by the owner or utility providers, to help you avoid penalties or unnecessary expenses.
We provide advice and assistance at the end of your rental period, ensuring that the apartment handover is completed correctly and that your security deposit is fully refunded.
Our rental intermediation and full assistance services are charged at the equivalent of one month’s rent, corresponding to the rental contract signed.
This fee is payable upon move-in, based on the signed intermediation agreement and the issued fiscal invoice.
For every new tenant you refer to us within two years from the start of your own contract, and who successfully rents through us, you will receive a return fee of 20% of the total value of the new tenant’s contract.
