We believe in transparency, trust, and efficient communication every step of the way. Discover below how our property management process works — step by step, from property onboarding and tenant selection to ongoing maintenance and financial reporting.
After the first contact, we schedule a visit to your property (or a video call, if you're abroad) to record all key details — rental period, preferred tenant profile, special conditions, and any technical aspects.
Professional photography of the apartment and resolution of any technical or other issues identified within the property.
Collection of essential data: utility contracts, verification (or completion, if necessary) of the gas installation’s technical documentation, contact details of the homeowners’ association, inspection of equipment functionality, and resolution of any issues identified.
Intermediation of the apartment rental in the shortest possible time, including the signing of the rental contract.
Cleaning and preparation of the apartment for handover.
Inspection and documentation (photo/video) of the apartment’s condition upon tenant move-in.
Intermediation of communication between tenants and the property owner — only when necessary, or as agreed upon based on your preferred level of involvement.
Any urgent issues that arise will be handled by us first, depending on the situation.
Issuing payment documents to tenants and verifying that rent payments are made on time.
Providing tenants with a complete guide to the property and payment details, where applicable, to avoid misallocated payments and unpleasant situations.
Offering tenants access to an intelligent platform for managing invoices and payments, with automated reporting options available to you depending on your desired level of involvement.
Mid-term inspection of the apartment (at half of the contract period), documented with photos and videos.
Property handover and key collection at the end of the lease, including documentation of the apartment’s condition upon contract termination.
Rental intermediation services cost the equivalent of one month’s rent, payable at the time of signing the rental contract, and cover a 12-month calendar period (for example, two consecutive 6-month contracts). No commission is charged for lease extensions.
Maintenance and management services are charged monthly at 10% of the rent collected, payable at the end of each month.
